The purchase of a first home is often the largest single purchase in a person's life. That is of course until you upgrade!  Before you buy, it is important to meet with a financial planner to get your finances in order.  While you may know what size loan you qualify for, this may not be the loan you can afford.  Through the financial planning process it is important to understand your options before you begin to shop. By understanding your loan options, the amount of insurance coverage you need, and what you can afford in advance, the buying process and years after will run much smoother.  At this time it is also very important to take a closer look at your balance sheet.
